Roofing Considerations for Properties in Curl Curl

Access is the constraint nobody quotes for. The streets rising from Carrington Parade and Huston Parade up towards the headland are steep, narrow and heavily parked. Getting a crane, a tipper and a materials truck onto a sloping site with a shared driveway is a planning problem, and it is the single most common reason a cheap quote turns into a variation. We resolve access at inspection: where the truck stands, where waste goes, whether a crane lift is needed, and whether a temporary parking arrangement is required. Compliant safe roof access and edge protection are set up before work starts.

A generation of tile roofs hitting end of life together. The 1960s and 1970s brick veneer stock that dominates Curl Curl was almost all tiled, and those roofs are now failing in the same places: bedded and pointed ridge capping breaking down, sarking that was either minimal or absent, and cement valleys corroding through. The Greendale Creek and Curl Curl Lagoon catchment. The low ground behind the beach drains into the lagoon system, and the streets feeding it carry serious stormwater in heavy rain. Roof drainage here is not a formality. Undersized downpipes and gutters that discharge badly contribute to local overland flow and, more immediately, back up into eaves and ceilings during summer storms. We size gutters and downpipes for the actual roof catchment.

Salt, but graded by street. Front-line streets near Curl Curl Beach and South Curl Curl take direct marine exposure. Homes set back behind the ridge take considerably less. The correct answer is different at each address, and specifying the top-grade product everywhere is just an easy way to overcharge for an inland roof.

Leaf load blocks valleys and gutters, holds moisture against fixings and accelerates corrosion at exactly the points that are hardest to inspect. Valley design and gutter protection matter more here than on a bare coastal block.

1960s and 1970s brick veneer.

The core of Curl Curl's housing and the classic conversion candidate. Removing concrete tile takes a large amount of dead weight off the frame, eliminates the valley leaks that drive most call-outs, and opens the roof up for a proper sarking and insulation upgrade while the frame is exposed. Renovations and second-storey additions.

The hard part is the junction between old and new roof, and the flashing detail where the addition meets the existing structure. Most leaks on renovated homes originate there. We prefer to be involved before the addition is framed.

Architect-designed rebuilds.

The elevated blocks with an ocean outlook increasingly carry standing seam or premium Colorbond in a specified colour. These are exacting installations where setout and seam alignment are visible from the street.

Colorbond steel covers most Curl Curl homes. Standard Colorbond suits properties set back from the beach, which is the majority of the suburb. Colorbond Ultra is specified for front-line coastal streets and exposed headland blocks. Is my Curl Curl tile roof worth converting to metal?

Usually the deciding factors are the condition of the valleys and ridge capping, whether sarking is present, and whether the frame can carry the change. Metal is much lighter than concrete tile, so structurally the conversion is nearly always favourable. We confirm on site rather than over the phone.

It depends on size, pitch, access and whether a conversion is involved. What we commit to is that the roof is never left open overnight, and that you get a program before we start rather than a running estimate.

They can, and it is better to know that at quote stage. Access, crane requirements and waste removal are priced explicitly in our quotes rather than absorbed and then raised as a variation.

Front-line streets near the beach generally warrant Colorbond Ultra. Homes set back behind the ridge are usually well served by standard Colorbond. Overspecifying an inland roof is a cost with no benefit.

Yes, and we prefer to be engaged before the addition is framed. The junction between new and existing roof is where most post-renovation leaks begin, and it is far cheaper to detail it correctly than to chase it afterwards.
