Three commercial and public projects

Why roof and wall cladding belong in one package

Leaks on a new commercial building tend to start at an interface: where the roof sheet meets a parapet, where wall cladding turns under an eave, where a feature element cuts across both. When the roof and the walls are let as separate packages, each trade finishes its own side and the junction belongs to nobody.

At Gregory Hills the Speed Deck roof, the Interlock 305 wall panels and the monument walls were sequenced as one installation programme, with clean transitions between the roof profile and the wall panels as a core requirement. Bossley Park paired a Speed Deck roof with a Danpalon wall system and monument roof elements, again under one programme.

For a builder this means one subcontractor on the envelope, one programme to manage, and one party answerable for the junctions. For an architect it means the detail drawn is the detail installed.

Working in occupied buildings

Clovelly Public School is the clearest example of what commercial roofing usually means in practice. Three buildings, tiled roofs coming off and corrugated metal going on, over twelve weeks in a school that stayed open. Access, noise, site separation and safe movement around the campus had to be managed the whole way through. The works were delivered as a staged programme, sequenced to keep disruption to school operations down.

The same principles apply to an office block or a retail centre:

• Agree which areas stay open, and when, before the programme is set
• Stage the roof so each section is weathertight before the next opens
• Separate deliveries, cranage and waste from occupants and the public
• Give the building manager a programme they can share with tenants

Re-roofing an existing commercial building
