A commercial roof inspection is a documented physical survey of the entire roof area, its drainage, its penetrations and its safety systems, resulting in a written report that records the condition of each element, ranks the defects found, and prices the remedial work. A visual check from ground level is not an inspection. A photograph of a leak is not a report.
If you manage a warehouse, a strata building, a school or an industrial facility, the report is the thing you are buying. The roof access is just how it gets produced.
Who needs one, and when?
Building owners, facility managers, strata committees and tenants with a repair obligation under a lease. The trigger is usually one of five things:
- A leak has appeared and nobody knows where the water is entering
- The building is being bought, sold or refinanced and the roof is a condition item
- An insurer or strata report has asked for a roof condition assessment
- Solar, plant or a rooftop upgrade is planned and the roof has to carry it
- A storm has passed through and the damage needs documenting for a claim
The last one matters more than people expect. Insurers assess storm claims far more readily when there is a dated pre-event condition report showing the roof was sound beforehand.
For most commercial roofing assets, an annual inspection plus a post-storm check is a reasonable cycle. Buildings under trees, near breaking surf, or with heavy rooftop plant need looking at more often than a sheltered inland warehouse.
What does the roofer actually check?
A complete inspection covers six areas.
1. Roof sheeting and cladding
- Corrosion, particularly at cut edges, laps and around fixings
- Coating condition, chalking, fading and film failure
- Fixings: backed-out screws, failed washers, missing fasteners, over-driven screws that have dimpled the sheet
- Physical damage from hail, foot traffic, dropped tools or plant installation
- Sheet deformation, oil canning, ponding on low-pitch areas
- Lap condition and end-lap sealant
2. Flashings and penetrations
This is where most commercial roofs actually leak. Ridge and barge capping, apron flashings, parapet capping, and every penetration on the roof: flues, vents, aerials, air conditioning kerbs, cable and conduit entries, skylights, exhaust fans, and solar mounting feet. Each one is a hole with a detail around it, and each detail has a life.
3. Drainage
Box gutters, valley gutters, eaves gutters, sumps, rainwater heads, overflows and downpipes. The inspector is checking for blockages, corrosion, failed joints, incorrect fall, undersized capacity and, critically, whether overflow provisions exist and work. A blocked box gutter on a large low-pitch roof puts water inside the building, not over the edge of it.
4. Structure visible from the roof and from inside
Purlins, battens, deck condition, evidence of movement, and from underneath: staining on the ceiling, rust bleed on structural steel, damp insulation, daylight visible at laps. Inspecting only from the top misses half the evidence.
5. Safety systems and access
Anchor points, static lines, walkways, guardrails, ladders and roof hatches. Whether they exist, whether they are certified and in date, and whether they are positioned so that maintenance work can actually be done safely. If a roof cannot be maintained safely, it will not be maintained. See height safety systems.
6. Plant and rooftop equipment interfaces
Air conditioning units, exhaust systems, cable trays and any solar roofing array. Not the plant itself, but the way it sits on the roof: whether mounts have penetrated the sheet, whether condensate is discharging onto the roof surface, whether foot traffic to service it has damaged the sheeting, and whether the plant has been installed over a detail that now cannot be inspected.
What must the report contain?
A report that cannot be acted on is not worth commissioning. It should contain:
- A roof plan with defects numbered and located, not a loose set of photos
- Dated, referenced photographs tied to each numbered defect
- A condition rating per element: sheeting, flashings, gutters, penetrations, safety systems
- Severity ranking: what is causing damage now, what will within twelve months, what is monitoring only
- Remaining service life estimate for the roof as a whole
- Priced remedial options, separated into immediate, planned and capital replacement
- The inspector’s name, licence and the date of inspection
That last line is the one most commonly missing, and it is the one that makes the report usable in an insurance or dispute context.

How is the roof accessed safely?
Commercial roof access is high-risk work and is governed by NSW work health and safety obligations. Before anyone goes up, there should be a safe work method statement for the task, confirmation that existing anchor points and static lines are certified and in date, and a plan for fragile surfaces such as skylights and old translucent sheeting, which are a recurring cause of serious falls.
Where the roof has no compliant access, the inspection may need an elevated work platform, a rope access team, or drone survey for the areas that cannot be safely walked.
Ask any contractor for their documentation before they attend. If they cannot produce it, the risk sits with the building owner.
What happens after the report?
Three outcomes, in increasing order of cost.
Maintenance. Clear the gutters, replace failed fixings and washers, reseal laps, repair flashings, treat surface corrosion before it goes through. This is roof repairs and maintenance work and it is the cheapest money you will spend on a roof.
Targeted remediation. Replace a failed box gutter, re-flash a run of penetrations, or re-sheet a section that has corroded through while the rest of the roof is sound.
Replacement or recladding. When coating failure and corrosion are general rather than local, when fixings have failed across the roof, or when the roof will not survive the plant or solar load the building now needs. Frequently asked questions
How long does a commercial roof inspection take? It depends on roof area, complexity and access. A straightforward warehouse roof is a matter of hours; a multi-level building with heavy plant, box gutters and restricted access takes longer.

Is a roof inspection the same as a building inspection? No. A building inspection covers the whole property at a general level. A roof inspection is a specialist survey by a roofing contractor with the access equipment and the trade knowledge to identify why a specific detail is failing.
Do I need an inspection before installing solar? Yes. Panels have a long service life and a roof that needs replacing in five years means paying to remove and reinstall the entire array. Establishing the roof’s remaining life before the array is designed is the cheaper order of operations.
Can the inspection be used for an insurance claim? A dated, photographed, professionally authored report is far stronger evidence than a description after the event. A pre-event condition report is stronger again.
Who is responsible for the roof in a strata building? Roofs are generally common property, which puts the obligation on the owners corporation rather than an individual lot owner. Confirm the position for your scheme with your strata manager, as by-laws and lot boundaries vary.
Book the inspection before the next storm, not after it
The cheapest roof problem is the one found while it is still a fixing and a flashing. The expensive one is the same defect eighteen months later, after water has been running through insulation and into ceilings.
