We have been doing this since 2010. Below are three real industrial roofs we have replaced, what each one involved, and how long it took.

What we do on industrial roofs

• Full roof replacement. Strip the existing roof, check the structure underneath, and install a new roof in a profile suited to the span and pitch.
• Profile upgrades. Corrugated to a concealed-fix trapezoidal profile such as Speed Deck, where long runs or low pitch call for it.
• Gutters and drainage. New eaves and box gutters as part of the re-roof, while access is already in place.
• Ventilation and daylight. Whirlybirds and skylight sheeting, built into the new roof rather than cut in afterwards.

• Services reinstatement. Plant, conduits and penetrations taken off and put back, flashed into the new sheet.
• Repairs. Leaks, storm damage, failed flashings and corroded sections. That work sits under industrial roof repairs and maintenance.

Three Sydney industrial roofs, side by side

Read the table by programme rather than by area. The smallest roof of the three, Silverwater, ran twice as long as Rydalmere. Its scope also included safety rails and walkways, in a live industrial environment. Moorebank was twice the area of Rydalmere and ran four times as long. It was a staged replacement over an operating site, and it added whirlybirds and skylight sheeting.

That is the honest answer to “how long will our re-roof take”: area sets the materials, scope and site conditions set the programme. A quote that gives you a duration without asking about your operating hours has not planned the job.

How an industrial roofing job runs

1. Inspection. Someone gets on the roof and underneath it. Sheeting, fixings, flashings, gutters, penetrations, safety systems and the structure visible from inside. This is what a commercial roof inspection covers, and on an industrial building it is the step that decides between repair and replacement.

2. Scope and staging plan. Which bays come off first, what has to stay dry underneath, which services need isolating, and where deliveries and cranes go so they do not block your loading docks.

3. Pre-start documentation. Safe work method statements, access and exclusion zones, and the plan for any fragile surfaces such as old skylights.

4. Staged replacement. On an operating site the roof is opened only as far as can be closed again before weather or end of shift. Moorebank was delivered this way over eight weeks.

5. Services, drainage and handover. Plant and penetrations reinstated and flashed, gutters connected, and the roof left with safe access for whoever maintains it next.

What to have ready before you ask for a quote

You will get a faster and more accurate price if you can tell us:

• Site address and approximate roof area, or a roof plan if you have one
• Current roof profile and roughly when it was installed
• Operating hours, and any areas that cannot be disrupted (cold rooms, production lines, stock)
• Your asbestos register, for any building built before 1990
• What sits on the roof now: plant, solar, exhaust fans, skylights
• Whether the roof has anchor points, static lines or walkways today
